As we move into the fall season, we are almost excited for apple cider, leaves changing, cool air, and sweater weather! Although fall is an amazing season, as homeowners there are some things you should check off your list before this season.

Why DIY Water damage restoration can be a bad idea | North Attleboro, MA

Typically when you think of water damage... a flooded basement comes to mind. Probably because this is one of the most common areas where water damage happens. Another thing that may come to mind is "hmmm I can clean it up myself!!" 

You should probably scratch that second thought! Water damage handled/ cleaned up by someone who isn't a trained professional can often lead to bigger problems and more damage (undetected).

At SERVPRO of the Attleboros, we use special technology, such as moisture meters, to determine where and how much water there is. We can determine if there is any water hiding behind the walls, in the drywall and under floors, that you might have missed as a DIY-er. 

Once you have water damage, some of it will evaporate into the air and remain there as moisture, this will not circulate anywhere if the proper equipment is not used. Without dehumidification, all this moisture can lead to mold growth.... and nobody wants to deal with water and mold in their home! 

Now, of course, there are some exceptions, if your sink was just a little leaky and you caught it in time, go ahead and sop up that water (as long as its a smalllll puddle) and fix that leaky pipe before that small puddle turns into a really big one tomorrow! Should I replace wet insulation? The question is not 'can' it be saved, the question is 'should' it be saved??

When your roof leaks, oftentimes the insulation is one of the first things to experience some damage. 

There are two types of insulation that are the most common:

  • fiberglass
  • blown in loose full 

When insulation gets wet, it lowers its performance. As soon as insulation gets wet, it loses at least 40% of its insulating R value

Another issue you may run into is mold growth in your insulation. With fiberglass insulation, typically the paper backing will be where you can find most mold growing following a water loss. According to this article, cellulose insulation that is treated with a fire resistant helps to make it a little more water resistant than insulation that is not treated. Of course, it is not fully waterproof. Insulation typically acts like a sponge when introduced to water. It will just suck up the water/moisture and then transfer it to the wood or structures behind it or underneath. 

Can wet insulation be saved?

The question is not 'can' it be saved, the question is should it be saved. 

Some pros would argue that you shouldn't dry and re-use insulation after water damage. There are two main reasons why you shouldn't re-use insulation.

1: The insulation gets compressed after water damage, reducing its insulating R-value. 

2: As stated above, mold is a great concern when insulation gets wet. Especially with cellulose insulation, it's a great host for mold when it gets wet. Mold can begin to grow in as little as 48 hours. 

Replacing wet insulation is going to be less expensive in the long run, and will create a healthier environment for you to live or work in. Mold will rarely remain in one part of the house. Leaving wet (dried) insulation will allow for the mold to migrate to other areas of the home/building.

Preventing Frozen Pipes

Even though it's February 4th, don't think that your pipes cannot freeze!

Being prepared and informed about the dangers of frozen pipes may help you prevent a loss. SERVPRO of the Attleboros can provide you with information and suggestions about how to prevent your homes pipes from freezing:

  • Drain water from swimming pool and water sprinkler supply lines following manufacturer's or installer's directions. Do not put antifreeze in these lines unless directed. Antifreeze is environmentally harmful, and is dangerous to humans, pets, wildlife, and landscaping.
  • Remove, drain, and store hoses used outdoors. Close inside valves supplying outdoor hose bibs. Open the outside hose bibs to allow water to drain. Keep the outside valve open so that any water remaining in the pipe can expand without causing the pipe to break.
  • Check around the home for other areas where water supply lines are located in unheated areas. Look in the basement, crawl space, attic, garage, and under kitchen and bathroom cabinets. Both hot and cold water pipes in these areas should be insulated.
  • Consider installing specific products made to insulate water pipes like a "pipe sleeve" or installing UL-listed "heat tape," "heat cable," or similar materials on exposed water pipes. Newspaper can provide some degree of insulation and protection to exposed pipes – even ¼” of newspaper can provide significant protection in areas that usually do not have frequent or prolonged temperatures below freezing.

During Cold Weather, Take Preventative Action

  • Keep garage doors closed if there are water supply lines in the garage.
  • Open kitchen and bathroom cabinet doors to allow warmer air to circulate around the plumbing. Be sure to move any harmful cleaners and household chemicals up out of the reach of children.
  • When the weather is very cold outside, let the cold water drip from the faucet served by exposed pipes. Running water through the pipe - even at a trickle - helps prevent pipes from freezing.
  • Keep the thermostat set to the same temperature both during the day and at night. By temporarily suspending the use of lower nighttime temperatures, you may incur a higher heating bill, but you can prevent a much more costly repair job if pipes freeze and burst.
  • If you will be going away during cold weather, leave the heat on in your home, set to a temperature no lower than 55° F.

What To Do After A Fire

  • Limit movement in the home to prevent soot particles from being embedded into upholstery and carpets.

  • If electricity is off, empty freezer and refrigerator and prop doors open.
